

Born on May 15, 1954, in York, Pennsylvania, he was the son of the late Richard Charles Niess and Ann (Small) Niess. Though born in Pennsylvania, Buzzy spent most of his life in Virginia, living in both Richmond and Staunton.
Buzzy was the founder and owner of Niess and Associates Real Estate Appraisers. Highly respected in his field, he was frequently called upon to serve as an expert witness on behalf of homeowners in eminent domain cases—successfully testifying in more than 100 cases, all decided in favor of those he represented. His work was meticulous, principled, and driven by a deep sense of fairness. One particularly notable assignment involved assessing land tied to a Civil War battlefield, where human remains were discovered during the process.
Buzzy was truly the life of the party. He lived life to the fullest, took risks, and embraced adventure. He loved a good drink, a fun time, and was never short on laughter. Exceptionally funny and quick-witted, he always had a joke to tell or something clever to say. His voice, his presence, and his energy filled every room—and those who knew him will deeply miss this.
As a father, Buzzy was steadfast and fiercely loyal. No matter the circumstance, if his family ever needed him, he would be there at a moment’s notice. That unwavering support and sense of protection will forever be remembered.
An adventure lover and self-described adrenaline junkie, Buzzy was known for his charisma, confidence, and unmistakable presence. Once Buzzy set his mind on something, it was nearly impossible to talk him out of it. One of his most prized possessions was his special-edition Harley-Davidson motorcycle, a reflection of his free spirit and love of the open road.
Veterans held a special place in Buzzy’s heart, and he supported various veterans’ organizations throughout his life as his charities of choice.
Buzzy was also a grandfather who, had he not become infirm, would have undoubtedly been the “fun grandpa”—a role he was clearly meant for.
He was preceded in death by his parents.
He is survived by his former spouses, Carolyn Niess and Jane Niess; his children, Brooke Marrelli and Coulson Niess; his grandchildren, Bianca, Mauro, and Adriana Marrelli, and Mikaela Schartup; and his siblings, Robert Niess and Linda Tartak.
A Memorial Mass will be held at 10:00 a.m. on Tuesday, January 6, 2026, at St. Francis of Assisi Catholic Church, 118 N New Street, Staunton, with the Rev. Matthias Lusembo officiating.
In lieu of flowers, memorial contributions may be made to veterans’ organizations of the donor’s choice.
