Where did the past year go ? Seems like yesterday & then it feels like forever, My half-price Howard is surely missed by many besides myself, gone, but not forgotten, he is in a better world for sure, God Bless You.  Don🙏🙏👍❤️

Remembering his wonderful pancakes I had at your house they were so good. I know he’s missed greatly by his family and his friends God’s blessings to all.

Howard was a true gentleman, knowledgeable real estate investor and great business man.  I will miss his conversations and exchange of ideas and colorful outlook.  He would always bring his optimistic and business knowledge and I learned from him.  He would visit our RV Storage facility often and we always looked forward to Howard's next visit. I'm sure Howard never knew the influence he had on my life. He was a tough businessman, which I realized immediately when I started working for him at United Carpet. He was always fair, and I learned so much from him about the "right" way to run a business.  Funny how I never realized his impact till many, many years later when I finally had my own business and could hear that voice from 20 years in my past guiding me.  Peace to the family and friends left behind, may his legacy continue to guide us all.

My deepest condolences to Carolyn and the entire family. 
Howard was a great mentor and friend to me. He gave me and my Business one of my first opportunities in the commercial cleaning business by letting work on his site at Liberty Place and Professional Buildings.  He was persistent with the tenants to use our services and in many cases would  write us right into his contract. I am thankful for his friendship and sad I will not be able to talk to him again, see him and hear his chuckle. Hugs to all his family and friends, he will be dearly missed.

Howard was my 2nd DAD , and he showed me what hard work really looked like!! Howard was my hope, my inspiration, my Mentor, and in many ways , my dad.  I remember so many great adventures with him ! When I was about 12 or so, I would ride my bike the 10 miles or so to his farm on Utica road to work in the barn with the horses. I spent many sleep overs there, and one cold winter night, My cousin Debbie and I stayed up all night waiting for a Mare to foal. We anxiously anticipated the birth, with only the glow of the Red heat light to illuminate our eager excitement. We sat in the straw waiting, and when it happened.... WOW. Never forget it ! 

Howard Loved Cleve Sullivan , like a father. Cleve was a huge part of Howard' life, as a mentor. Cleve was a builder and adventurer in his heyday, and provided Howard many examples of how Family supports Family. Howard shared many experiences with Cleve with me, and one of the best stories was when Howard mentioned to Cleve that he needed a barn for the growing stable of Horses. One day when Howard was returning home to the farm on Utica road, he noticed some activity in the back of the property. It was Cleve digging the footings for the New barn ! I remember having a shovel in my hands for many hours digging that footing ..... Cleve loved Howard like a son.

later on, I learned that Cleve had a favorite expression when working on a construction project; "PAY NO ATTENTION"  to that small flaw in the process, " We are not building a Church! " Howard later used that very same expression many times with me while we built many projects together! 

As a teenager, I worked at United  Carpet after school. Howard must have thought I was a good worker because he sent Bill Checkley to pick me up after school every day to work in the warehouse. That is where I learned that an "normal" workweek was 90 hours ! 

Another favorite story is the time when Howard and I rebuilt his Ford 9N tractor. We started the job at 6 AM on a saturday morn

Howard truly was one of a kind.  The consummate “wheeler-dealer” and a fair and honest businessman in my brief experience with him.  I loved hearing his stories about his deals.   I will miss him.

Will miss my uncle so glad I was able to see him and the family last October will have wonderful memories especially water skiing behind his Wellcraft Scarab speed boat He was just the most caring and giving man besides my father and he believed in hard work. And if anybody needed help he would stop his work to help the other person thaughts and prayers to my extended family love and miss u all. Nolan

The first time I met Howard I was 16 years old. I was walking from my house with my girlfriend Carolyn over to her house. Howard and his buddy Roger were driving down the street. Howard tried to get Carolyn’s attention and said to her, “Hey baby what’s your phone number. “
Carolyn gave him MY number! So when he called me I in turn gave him the number he was looking for.  This was the beginning of their life together. 
Another thing I will never forget is
Roger driving the four of us from St. Jude Church after they were just married.  Howard said I hope we can be this happy five years from now.  Well, that five years turned into 60 years of marriage. Outstanding!  :)
My husband, John and I especially enjoyed our Sunday breakfasts with them. He will be missed very much. RIP, Howard. 


I went to Harper Woods High with Howard. I remember him as a fun , happy and a really nice guy. He always had a smile on his face. My condolences to his family. I will share his obituary with our 1961 Classmates. RIP Howard.

Howard was my first boss and I worked at his home horse barn when I was twelve or so and then at his carpet warehouse for a while also. He was generous and kind to me and he and his family were friends of my family.  He worked and played with my father fixing cars up and boating.

I meet Howard several years ago and I knew instantly I wanted to be his leasing Broker for the office space he developed at Liberty Professional and Liberty Place.  Although I was ready it took some time to gain Howards trust but once that happened it was a bond of trust and friendship that grew over the last eleven years.   I will miss him dearly not only for his keen ability to make a deal but his friendship and respect we had for each other.  My he rest in peace.

Howard & I go back 34 years since I first met him, we always knew him as (half price Howard) I will say one thing, Nobody worked harder for what he got than Howard. Any project he took on he put his heart & soul in till it was complete, whether rebuilding houses, farms, cars, buildings , property developing, he did it all. We always had a good time together, whether traveling, dining ,or playing poker (especially) when I won!)  If I ever needed help or wanted to borrow something Howard was always there to offer help! The last couple years were tough on him with his health issues, God smiled down last Sunday and said, Howard, that’s enough pain & suffering, I’m calling you up here with me because the need a hard worker to help me with a million projects that I can’t seem to get done, Carolyn will take care of the whole family, I will give her some of Howard’s  determination & strength to carry on, God Bless Us All. we have lost a dear friend and he will be missed very much.
we have been friends for about 50 years and have enjoyed knowing he and carolyn and their children.  we spent a lot of time together socially and  jerry worked on howard's cars for many years. they had a good working relationship and friendship. 
there have been many boat trips together. the most memorable for us was the bimini trip.  scuba diving was a shared experience.
we also shared a love of God and our christianity. 

My other Dad......He came into my life when I was 18 years old and just beginning my journey into adulthood. He, along with my dad, would continue the work necessary to help me become a better person, a better man and eventually a responsible husband and father. 	

When he became my other Dad 5 years later, it didn't take long to realize that "can't" and "won't" were 2 words that were not a part of his vocabulary. There wasn't anything he wouldn't or couldn't do for our family. From driving down to Ohio in the middle of the night to tow back a broken down truck and trailer or spend 9 months tearing apart an old farmhouse and making it into a beautiful home. 

I will never be able to match the endless, driving force that made him who he was, but I will continue to strive for the love that he had for his family. He set the bar so high with his love for me, my wife and 2 sons. He was always there to listen and help with any struggles. He never let what was going on in his busy life get in the way of helping his family, he would drop everything if you called and needed help. I honestly don't know how he did it, he was truly a special man.

If there is anything I regret it is the fact that he left this world too soon. Too soon for me to continue giving back to him what he gave to me over the last 37 years. I would never be able to repay him for all that he has done if he had lived another 100 years but I will continue to love and honor the greatest gift that a father can give and that is his daughter along with our 2 sons Connor and Justin.

Thank you Dad for everything! You will be greatly missed. The hole in my heart is huge but it is already full of great memories. Rest in peace. God gained a special angel. I will love you forever, Dan


Humorous always-on-the-go Howard. Howard was s loving husband, a great father, a super special grandfather and great grandfather. . Nothing brought a twinkle to his eye and a smile on his face  when his little great-grandchildren came running up to him. 
Howard was s special friend to me and always was there for me when I needed advice. Love you Howard. . You are loved by many and you'll be missed by many but never forgotten

I was lucky enough to have some of those corn pancakes, he made one morning when I stayed with Carolyn and Howard. 
They were delicious.

Howard taught me much about business,; about sales; about life, for which I am eternally grateful.  
He taught me success is unlimited for those willing to work "extremely" hard for it.   
 He taught me anything is achievable if you want it bad enough - whether or not you know what you're doing.  
He taught me the "real" salespeople don't start selling until the customer says NO!  
He taught me that if you have a deal, you stick by it whether or not you ultimately win in the end.   
He  taught me family and friends are far more important than anything you accomplish in business.    Take care my friend.
Save me a place where you're going.  You still owe me a lunch.
