

Margret Fanous Hoppe, a beloved wife, sister, aunt, and friend, passed away on November 10, 2025, in Irvine, California. She was born on November 22, 1955, in Cairo, Egypt, to her parents Farha Eid Yacoub and Lutfy Fanous Mikhail.
Margret graduated from Helwan University in Cairo with a Bachelor’s Degree in Commerce and Business Administration. Nearly 20 years after moving to the United States, she continued her education at Allied Real Estate School in 2003, earning her California Real Estate Salesperson’s License, starting with Coldwell Banker Realty. In 2010, she earned her California Real Estate Broker’s License, which solidified her long and successful real estate career.
On February 17, 2001, Margret married James Hoppe at Archangel Michael Coptic Orthodox Church. Their love story began in the spring of 2000 when they met in Newport Beach, California—a chance encounter that grew into a lifelong partnership.
Margret’s professional career was remarkable. She served as a flight attendant nearly 50 years, working with Saudi Air, MGM Grand Airlines, and most notably United Airlines, where she spent the last 30 years. Her warmth, professionalism, and kindness touched countless passengers and colleagues around the world.
In addition to her illustrious aviation career, Margret was a highly successful real estate agent for over 22 years, helping families discover homes with dedication, care, and expertise. Her steady guidance and leadership as the co-founder of their own real estate brokerage, Costera Luxury Properties (visit CosteraRealty.com) continues on with her devout husband and partner, James.
Though Margret had no children, she and James shared a deep love for their dogs: Bella, their Labrador Retriever (2008-2021), and now Sydney, their 2½-year-old Labradoodle.
Margret had a heart of gold. Her laughter was contagious—full of life and impossible to forget. She was strong, passionate, loving, and beautiful—inside-and-out. A true fighter, she never gave up on anything—never!
She loved to travel the world, and among her many journeys, she especially cherished trips to Hawaii and Australia. Her favorite destination—where she often called the most beautiful place on earth she had ever seen—was Tahiti.
Margret is preceded in death by her parents, Farha Eid Yacoub and Lutfy Fanous Mikhail.
She is survived by her loving husband James Hoppe; her brother George Fanous; her sister Nagwa Fanous Fawzy; and her cherished nieces and nephews: Simone Fanous Arrabito, Regine Fanous, Jamie Fanous, Christine Ayad Simonian, Maro Ayad Takawy, Sylvia Ayad Maurice, Taylor Hoppe, Tommy Hoppe, Matthew Hoppe, and Caitlin Hoppe.
In lieu of flowers, donations may be made to Archangel Michael Coptic Orthodox Church or the Mission Viejo Animal Services Center.
A church service will be held on Friday, December 5, 2025, at 10:00 a.m. at Archangel Michael Coptic Orthodox Church in Santa Ana, California, followed by interment at Westminster Memorial Park, Garden of the Good Shepherd.
Margret will be remembered for her strength, generosity, joyful spirit, and the love she shared so freely. Her memory will remain a blessing to all who knew her.
